Refer a household — including those on Universal Credit or council tenants who can't be housed in social stock — and we'll match them into a vetted private-sector property, usually inside two weeks, with compliance and tenancy paperwork handled end to end.

How a Gilbert placement goes —
from referral to keys, in fourteen days.

A fast, deliberate sequence: housing options officer at the start, household with their keys at the end. The same in every borough we work.

DAY 0–1 · FIRST CONTACT

Brief from the housing options team.

We take the household's circumstances — accessibility, school catchment, work commute, benefit position — then check our live landlord list for properties that fit the spec. Named partner assigned to the file from the first call.

DAY 2–4 · MATCH & VET

Property check to council standard.

EPC, gas, electrical, deposit scheme, smoke and CO. Photographs, schedule of condition, schedule of works if anything's outstanding. The property is ready before the household sees it.

DAY 5–10 · SIGN & ARRANGE

Household viewing, council sign-off.

Viewing with the household, sign-off from the borough, signed tenancy, deposit and first month settled through the scheme. Universal Credit and managed-payment paperwork handled in-house.

DAY 11–14 · HAND OVER KEYS

Household moves in.

Inventory, deposit registered, standing order live, first statement to the council and landlord. The named partner stays on the file for the duration of the tenancy.

Which boroughs do you work with?+
We work directly with housing options and temporary accommodation teams across more than thirty boroughs and county areas in London and the South East — Kent, Essex, Surrey, Hertfordshire and beyond. If your borough isn't on our list yet, we'd like to hear from you.
Are your properties compliant to council standard?+
Yes. Every property on our list is audited for gas, electrical, EPC, smoke and CO, and HMO/selective licensing where applicable. Compliance is built into the placement process — never an afterthought, never a renewal scramble.
Can private landlords list properties for council placement?+
Yes. We onboard private landlords into the right local-authority scheme, handle the referencing, tenancy paperwork and compliance, and place a vetted household. One named partner from listing through to handover and beyond.
Who handles the tenancy after the placement?+
We do. One named partner stays on the file for the duration — viewings, statements, quarterly inspections, contractor coordination, escalations. The council and the landlord get the same person every time.
Do you handle Universal Credit and managed-payment tenancies?+
